Hey cord, you gave yourself out. And as a matter of fact, I like the name!  Saintly lurker it is. I wish I bump into one of those in the near future.

I should be nice to them, but not friendly.
(I may look at her when I talk to her, but when not, I keep my  eyes to myself.) I don't know if you agree
I avoid calling her by the name.
Knowing well hilchos yichud.
I try to make a kidush hashem. (being an example) 

But I'm sure that this was told for me, and everyone should see what works for them the best.

I think you need to report to your Rav much more frequently than once a week.  Try after every close call.  Close, not as in almost capitulating, l"r.  Rather, close in any conversation with even the slightest friendly overtures.  This way, IY"H, you'll build a fence around this mitzvah.  In addition, try saying a kapital tehillim before every time you know you'll have to interact with her, even by texting or email.  Ask HaShem to help you to have true shalom bayis.  With HaShem's help, you'll be able to start a new type of clean streak.  Hatzlocha rabba!
